Duck Cottage Terms/Conditions/Policies

  • CANCELLATIONS: No refund of money will be made unless the cottage is re-rented for the cancelled period. Please note: There is an administrative fee of $75.00 for all cancellation re-rents. No refunds are given for emergencies, inclement weather, hurricane evacuations, or early departures.


  • NO PETS are allowed on the property of the Duck Cottages. This includes the home, porches, grounds, or in your vehicle. If we discover a guest is keeping a pet in their cottage or on the premises, they will be asked to leave without refund and will lose all of the $300.00 cleaning and damage deposit (see credit card authorization form on reservation agreement).
  • NO SMOKING is allowed in the Duck Cottages. Offenders will be asked to leave without refund and will lose all of the $300.00 cleaning and damage deposit (see credit card authorization form on reservation agreement).
  • Check-in time is 5:00pm and Check-out is 10:00am on your scheduled arrival and departure days. Early check-ins and late check-outs are not available, since we have a lot of work that must be done to prepare it for each stay. 
  • There is a strict limit of people allowed in the cottage at any time during your scheduled stay (including infants and children). Each cottage is permitted by law for a specific number of people and sanitation regulations prohibit additional people. This limit is listed on your particular signed reservation agreement for your particular cottage.
  • The Duck cottages are individually rented on separate schedules and are not available for group gatherings. Therefore, please realize that our homes are not available for any special group events, parties, or occasions while your family is visiting with us.
  • There is a maximum number of vehicles allowed per cottage. Please understand that this is strictly enfored and that all vehicles are registered at check-in. You would need to call us if there are vehicle changes during your stay.
  • Campers, boats, and trailers are not permitted on the Duck properties. You are obligated to plan for that before arriving.
  • Towels and sheets are not furnished for the Duck cottages, however they may be rented thru Edwards. Renters should plan to bring general supplies such as paper products, toilet tissue, soaps, dish detergent, kitchen towels/dishcloths, trash bags. You may wish to bring special items that are not provided in the cottage (flashlight, fans, night lights, etc).
  • Cleaning and Damage Deposits: All cottages should be left in good clean condition and all item/furnishings returned to their original locations. Trash should be bagged and discarded properly and recycling is encouraged.  Cottages will be checked after departure and deposit refunds made accordingly.  All check-in packages include a checklist to assist you with "things to do" before departure.  If necessary, charges may be deducted from the cleaning deposit for excessive cleaning time and minor damages will be deducted from the damage deposit (see  credit card authorization form on reservation agreement).
